Plan Ahead with a 15-Year Capital Maintenance Forecast

Our approach is to obtain a Capital Maintenance Forecast prepared by quantity surveyors. These forecasts set out what maintenance will be required over the next fifteen years, when it is likely to be required and how much it is likely to cost in future dollars. Based on this information, we create budgets and reminders for each task, and undertake the following when they fall due:

Proactive Inspections & Reports

Inspect and provide a report if no works are required with a recommendation on when to reinspect. We’ll create a new reminder according to the recommendations.

Quick Fixes & Urgent Repairs Managed

If works up to $2,000.00 or an urgent make safe are required, we will instruct the contractor to carry them out, taking before and after photos and providing a detailed scope of works with itemised costing.

Major Works, Multiple Quotes

If non-urgent works in excess of $2,000.00 are required, we will instruct the contractor to provide a detailed scope of works and a quote, and we will obtain a second quote from another trusted contractor.

Clear Quotes & Recommendations

Once the quotes are to hand, we will circulate them with our recommendations for your review and comment. We will then authorise the works after a period of seven days.

By building relationships with contractors, we are assured of fair and competitive rates and of being a property. In the even that something does go wrong, we know out contracts will take immediate action to rectify it.
