Ethical Strata Management
Our commitment to ethical strata management means we prioritise the well-being of all residents and owners. We ensure that every decision made and every action taken is not only in compliance with the law but also aligns with the highest ethical standards.

Fairness, Transparency and Disclosure
We pride ourselves on delivering ethical, fair and transparent services to our clients. To that end, we have undertaken the following:
- Contract of Appointment
We have revised our Contract of Appointment to remove any unfair clause, and to include a clause requiring us to pursue defects if they are not rectified by the developer. This is important to give assurances to overcome any conflicts of interests associated with us being appointed as managers by the developer.
- Fee Structure
We have altered our fee structure to give our clients more certainty. Our annual management fee has been increased, and now covers the additional services (see Annexure B) that previously attracted our hourly rate.
- Transparency
We are 100% transparent about our operation, and the income we earn:

- Insurance Commission: we unique in that we are insurance brokers as well. We earn commission paid to us by insurers, and a broker fee. Commission income gives us a conflict of interest, which we overcome with full and frank disclosure and management of the conflict. Management of the conflict entails requesting a minimum of four quotes for comparison and showing a complete breakdown of what is included in each quote.
- Management Fee: Our management fees cover the activities set out in Annexure A and B see attached). We also charge an administration fee to cover the cost of the software system that we use to manage our bodies corporate as well as telephone, printing and postage.
- Optional Activities Fee: We offer the option of engaging us to manage activities that fall outside the scope of Annexure A and B for our hourly rate. This is at the discretion of the body corporate or lot owner, and requires approval before we undertake the work and charge for it.
- What we Don’t Earn
Across Australia, strata managers have several source of income. Here’s what we don’t charge:

- Commission or kickbacks from contractors: Our approach is to build loyalty with trusted contractors with ethical and honest
- Fees for the insurance related activities of strata managers or assistants: One of the benefits of us being insurance brokers is that we do not charge extra for insurance related activities undertaken by our strata managers or assistants.

STRATA INSURANCE
Terrace is unique in that is it also an insurance broker, trading as Strata Insurance Brokers Tasmania. We specialise in strata insurance, complex claims management and insurance claim dispute resolution.
We act on behalf of our clients, and we’re advocates for our clients if anything goes wrong. The volume of business that we do with strata insurers gives us influence over decision making and allows us to negotiate better outcomes.
Our director, Sally Bevis, has been an insurance broker for over 30 years and has a deep understanding of the dual complexities of strata and insurance.
Sally has an innate ability to interpret and apply the policy terms and conditions and the relevant legislation to ensure her clients attain everything they’re entitled to.
Skye Self is also a qualified insurance broker and draws on her expertise to arrange comprehensive and competitive insurance coverage for our clients. She obtains quotes from three of Australia’s leading strata insurers at every renewal and manages all of our insurance claims.
As insurance brokers, we are paid commission by insurers. This presents a conflict of interest which we overcome with full and frank disclosure and management of the conflict. This entails obtaining multiple quotes from Australia’s leading strata insurers which we present in a table showing a complete breakdown of the total amount payable for each quote, including commission and fees. We do not charge fees for the insurance related activities of our strata managers and assistants, as do other strata managers.

The Key Elements of our Comprehensive Strata Development Solution
We provide a full suite of services to ensure your strata development is seamless and successful, including the following:
- Effective Lot Boundaries: Lot boundaries play a crucial role in determining what is common property. We’ll collaborate with your land surveyor to establish boundaries that allow for the body corporate to budget for and fund the ongoing maintenance of the strata scheme. This is especially important for the upkeep of landscaping and painted exterior surfaces, the appearance of which significantly impacts on the overall value of the development and your long-term reputation.
- Fair and Equitable Unit Entitlements: Unit entitlements determine how body corporate expenses are shared. We’ll create a schedule of unit entitlements that ensure a fair and equitable apportionment of expenses, thereby reducing the risk of conflict and again enhancing your reputation as a developer. This element of our package is critical if your project is a Staged Development Scheme and can save you thousands of dollars.
- Custom By-Laws: Our custom by-laws are the cornerstone of a harmonious and functional body corporate. They allow for electronic decision-making, meaning that every owner has the opportunity to have a say in every decision made whether they are local, interstate or overseas. Critically, they also allow pets which would otherwise require body corporate approval.
- Strata Insurance: We are insurance brokers specialising in strata insurance and claims management. We’ll arrange for a quantity surveyor to do an insurance valuation to shift the liability for insurance away from you, and then we’ll get quotes from Australia’s leading strata insurers. We’ll put cover in place when cover ceases under your builder’s contract works insurance, which will streamline the settlements of your contracts.
- Budgets and Levies: We’ll prepare the budget and levies for expected expense for the first year in advance to show your buyers how affordable strata living is. These will be paid in full at settlement giving your buyer a year without further expense.
- The First AGM: You are legally required to run the first AGM. We’ll do this with you while you are sole member of the body corporate, to put things in place ready for your buyers. This includes appointing us as the strata managers, after which we become the first point of contact for you buyers for anything to do with your strata scheme.
- Defects: We’ll facilitate rectification of legitimate defects by liaising with between the owners or the body corporate and you or your contractors.
