Are your strata levies really saving you money?

Keeping strata levies low might seem like good financial management, but it can end up costing owners significantly more in the long run.

A well-managed body corporate doesn’t simply focus on minimising levies. It plans ahead, anticipates future expenses and ensures sufficient funds are available to maintain and protect your property.

The hidden cost of low levies

When strata levies are set too low, there is often insufficient money available to undertake essential maintenance or build adequate reserves for major repairs and replacements.

While lower levies may seem attractive in the short term, they can create significant financial challenges for owners down the track.

Buildings naturally deteriorate over time, and components such as driveways, fencing, service infrastucture (plumbing, electrical and telecommunications), roofs, lifts, external painting, waterproofing and other shared infrastructure all have a limited lifespan. Without adequate financial planning, bodies corporate may find themselves unable to fund these works when they become necessary.

Deferring maintenance to keep levies low can also turn relatively minor issues into expensive problems. For example, small cracks in a concrete driveway may initially require only minor repairs. However, if left unattended, water can penetrate the surface, potentially causing further deterioration, movement and more extensive cracking. What could have been addressed through relatively inexpensive preventative maintenance may eventually require substantial repairs or even complete replacement of sections of the driveway, at a significantly greater cost to owners.

When sufficient funds haven’t been accumulated, owners may be faced with unexpected special levies, sometimes amounting to thousands of dollars per lot. These unplanned expenses can place considerable financial pressure on owners, particularly those on fixed incomes or with limited savings.

Beyond the immediate financial impact, poorly maintained buildings can become less attractive to prospective purchasers, potentially affecting property values and making apartments more difficult to sell.

Ultimately, keeping levies artificially low doesn’t eliminate future expenses. It simply postpones them, often at a significantly greater cost.
